چکیده: Abstract: The Architecture, Engineering and Construction (AEC) industry is known as one of the prominent sectors contributing to economic in Iran. This sector suffers from poor quality, poor communication, and cost overruns and delay project completion. Time and cost estimation are two major critical processes in construction management. Manually estimate is time consuming and error prone because human activities. Building information modelling (BIM) can be used to automate these processes in short time. BIM is a relative new technology in architect, engineering, and construction industry (AEC) , which has a major effect in construction industry practices. The 3D model is the geometry model and when attached time will be 4D and 5D when attached cost. The aim of this study is desingn and analysys in two kind of plans with different stories and area to provide clear understanding about 4D and 4D BIM and dead load of varies slabs in Iran's construction industry. In this study with a questionnaire at first collected information about effect of different structure elements on time and cost. This information have used for design and analysis of 20 structure with different frames, floors, span size, story numbers and … . At end information was recognized by using BIM. results shows in buildings that spans are less than seven meters (4.45 meters) , concrete joist deck in concrete structure with 10.67 million rials per square meters is cheapest, metal deck in steel construction with 390 kgs per square meters is lightest, and with 80 man day has less implementation time. In buildings that spans are more than seven meters (8 meters) , waffle slab in concrete structure with with 9.78 million rials per square is cheapest and with steel frame with 540 kgs per square meters has lighter weight and metal deck in steel construction with 800 man day has less implementation time. The Iranian construction industry is remained behind in adopting the BIM capabilities related to time (4D BIM) and cost management (5D BIM) . This research helps as a guidance to study further to promoting BIM application in the Iranian construction¬¬ industry.
